GS Equity Partners (GSEP) is a privately-owned, full-service commercial real estate development and management company focused on the Baltimore Metropolitan area, including Carroll and Baltimore counties. GSEP purchases existing office and retail properties, particularly medical office properties, in need of redevelopment and repositioning within a strong market. GSEP refreshes its acquisitions by upgrading their appearance and amenities, leasing to high quality tenants, and maintaining a high level of responsive property management.

GSEP continually reinvests in its properties to maintain the appearance, energy efficiency, and functionality that its tenants appreciate. The properties GSEP acquires are all well built and well located but are usually in need of professional management and aesthetic enhancement. Most of the buildings it buys are leased by tenants who really want to be in their space, but wish that their building owner cared more about the building and them.

Our view

Most commercial property owners view the Landlord-Tenant relationship as a vertical relationship with the Landlord above the Tenant. GSEP realizes that without tenants its properties are liabilities, but with tenants they can be vibrant business communities and tremendous assets.

It is GSEP’s business philosphy to assist its tenants in every way possible. Examples of this philosophy in action include: extending rent reductions or freezes when the escalation clause in a long term tenant's lease made it so it was paying above market rent; waiving late fees when a tenant pays the rent after the contract due date; adjusting the due date of rental payments to enable a tenant to better manage cash flow to its advantage; and performing tenant improvement and build out at cost, or in some cases, at no cost to the tenant.

Since GSEP is a small, private concern, it understands and appreciates the problems that businesses and their owners sometimes face. Most of the tenants are small private businesses as well as friends and neighbors in the community. The GSEP business philosophy has served us well because GSEP typically has a vacancy rate of less than 2% of its total portfolio and most of its tenants renew their leases.

GSEP is flexible in its approach to leasing. If you like our space, and we think you would be a good fit for us, we will make a fair deal to get you into our property. We view each of our properties as a business community, which means we strive to put together groups of tenants that can be mutually beneficial to each other.
